What Homeowners Insurance Excludes

While homeowners policies cover a broad spectrum of perils (such as fire, windstorms, and vandalism), they contain clear, standardized exclusions. Knowing these limits helps you identify when supplemental policies or riders are necessary.
Common Excluded Perils
- Flood Damage: Damage caused by rising surface water, mudslides, or overflowing bodies of water is universally excluded. You must buy separate flood insurance (usually via the NFIP or private carriers).
- Earth Movement: Earthquakes, landslides, and sinkholes are excluded from standard policies. Earthquake coverage can typically be added as a separate rider.
- Neglect & Maintenance: Damage stemming from wear and tear, rot, mold, insect infestations, or failure to perform standard home maintenance is not covered. Insurance is designed for sudden and accidental losses, not maintenance.
- Sewer Backup: Most basic policies exclude damage from backup water through sewers or drains unless a specialized Water Backup Rider is added to the policy.
